Give contractors a useful brief
Describe the rooms, surfaces, access and finish expectations, including known damp, peeling or previous repairs. Supply photographs if helpful, but allow an inspection where condition matters. Tell prospective decorators about old coating concerns or asbestos information; a responsible proposal should explain when specialist assessment is required. Avoid asking for a cosmetic price that assumes hazardous or defective backgrounds can simply be covered over.
Ask how the result will be achieved
A useful conversation covers protection, cleaning, preparation, primers, product selection and drying time. Ask how furniture, working hours and household access will be managed. The answers should relate to your surfaces rather than a universal promise to do everything in two coats. If a contractor suggests a different system, ask what problem it addresses and have the agreed specification included in the quotation.
Check evidence in the right way
Request examples of comparable work and, where available, permission to speak to previous customers. Ask about communication and the handling of problems as well as appearance. Verify any claimed trade membership directly through the relevant organisation's current directory. Check the business identity and appropriate insurance evidence. An attractive image gallery alone does not establish who completed the work or how the preparation was carried out.
Compare written offers fairly
Obtain a small number of detailed offers based on the same brief. Compare exclusions, product allowances, access equipment, waste, VAT treatment and the condition assumed beneath existing finishes. Ask how unforeseen work will be investigated and priced. A very short programme deserves questions about preparation and drying. Do not let pressure to accept immediately replace the checks you would normally make for work inside your home.
Agree communication and completion
Before work begins, confirm the accepted scope, programme, payment basis and written change process. Establish who attends, who makes decisions and how concerns will be raised. Ask how snagging and final inspection will work and what care guidance you will receive. Keep copies of selections and agreed variations. These practical records give both sides a shared reference and make it easier to resolve a misunderstanding while the work is still accessible.
Related questions
Does membership of a scheme guarantee the outcome?
No single badge replaces project-specific checks. Verify the claim and understand what the scheme covers, then still agree a clear scope, appropriate products and a written process for concerns.
What should I ask a reference?
Ask whether the quoted scope was clear, how the home was protected, whether communication was reliable and how snags were handled. Comparable work is more informative than a general statement that someone was friendly.
